Review the Contract and Ensure it is Fully Executed with all Signatures, Initials and Dates. Obtain Missing Signatures on Contract, Applicable Addenda, Broker Forms, and Disclosures as Needed
Coordinate Delivery of Earnest Money Check
Obtain Signed Copy of Earnest Money Acknowledgement
Email Executed Paperwork to Client, Lender, Agent, Title, and Mortgage Company if applicable.
Send Introductory Email with Transaction steps and Timeline. Introduce all Parties of the Transaction.
Constant Communication with Listing Agent, Lender and Title
Order and Schedule Inspections
Add Inspections, Due Diligence Date, Walk-Through & Closing to Agent’s Calendar
Obtain HOA Contact Information and Ensure the Buyer Submits Application and Obtains Approval Letter.
Send Title Information Sheet to be Completed
Confirm Repair Request Executed Prior to Inspection Period Ending
Confirm Appraisal is Completed Before Appraisal Deadline
Confirm Repair Request Executed Prior to Inspection Period Ending
Obtain Repair Receipts from Listing Agent
Order Home Warranty where Applicable & Send Invoice to Title
Obtain Utility Information from Listing Agent
Confirm Survey is in If Needed
Confirm Lender Docs are at Title Office
Review Closing Disclosure/HUD (agent must do final approval)
Confirm Final Walk-Through & Key Administration
Retrieve All Documents Needed for Broker’s Office for File Compliance

Agent Responsibilities

In addition to my tasks, there are a few things you will be responsible for:

Keep constant communication with your client and co-operating agent.
Obtain quotes from vendors if needed.
Handle appraisals, terminations and negotiations with agent/your client.
Draft Amendments and Addendums.
Advise clients on contractual obligations/major decisions.
Remove belongings from property (example: lockbox & signs) If third-party company is involved, we can contact them.
Review Settlement Statement (HUD) for accuracy.
